This former 28,000 s.f. two-story warehouse historic property is set squarely in the heart of Charlotte Amalie, St. Thomas, directly on the harbor. Deeply deteriorated from many years of neglect, this project required the deployment of a wide variety of unique rehabilitation construction strategies to bring it back to a present-day viable commercial/retail use. These strategies included replacement or rehabilitation of deteriorated wood and steel beams, new roofing and sheathing, rehabilitation of historic heavy timber doors and hardware, shoring and repair of cracked and deteriorated historic masonry walls, installation of an area of new structural concrete floor, and wholesale deployment of new mechanical, plumbing, and electrical systems. New toilets and a handicap ramp now allow accessibility where none was available previously, as well as a new exterior stairway. The existing courtyard received a new makeover including the re-installation of historic pavers and planters. The project was closely monitored for compliance with local historic standards and approvals. The completed “vanilla box” space has attracted the interest of numerous prospective tenants.
